When it comes to Hong Kong Island luxury residential sites in recent years, the 2019 site at 135 Tai Hang Road was a much-discussed one. Back then, CITIC Pacific won the tender with a bid of HK$3.2 billion, beating a number of local developers. The land premium worked out at nearly HK$25,000 per square foot of gross floor area, which was already at the upper end of market expectations. After several years of property market adjustment, the project was still able to sell at HK$40,000 to HK$50,000 per square foot in 2026, a result that is quite impressive and reflects both the quality of the project and the strength of its location.

That said, when buying a property, price and location are not the only things that matter. Feng shui is just as important, especially for a top-tier luxury home, where “timing, location, and harmony” all matter.

Location and the Period 9 Energy

First, let’s talk about land luck. Entering Period 9 (2024–2043), the most prosperous energy is the fire energy of the south. Hong Kong’s overall terrain runs from north to south, and when combined with the Pearl River dragon vein extending from Central to Happy Valley and then up toward Jardine’s Lookout, this forms a classic “dragon vein corridor.” Simply put, this line is already one of Hong Kong’s strongest energy channels.

Jardini sits right on Jardine’s Lookout, beside the dragon vein, at a slightly elevated position, giving it a commanding “looking down from above” presence. With a mountain backing it and open views in front, even toward Victoria Harbour, this is what feng shui calls a “backing and facing” formation. The basic layout is very attractive.

Feng shui is never perfect. A truly high-quality luxury home is not just about a good location; it is also about how well it gathers and retains energy.

Minor Flaws in the Project

The weak point of Jardini lies in the road in front of it, Tai Hang Road. Although the road does not have a sharp bend, it does have a slight “reverse bow” formation, meaning the curve bends outward in front of the development entrance. This kind of layout can cause energy to flow away more easily, making it harder to retain wealth energy. On top of that, the bright hall, meaning the open space in front, is not especially expansive, so the ability to gather qi is somewhat reduced.

That said, under the strength of the surrounding dragon vein, this is only a minor flaw and does not amount to a serious structural problem.

The Key Is the Layout

What really deserves attention is the unit design. The entire project has only two towers and 114 units in total. Most of the layouts are reasonably square, which is a plus in the luxury market. However, the large four-bedroom units on the 21st and 22nd floors of Tower 1 are very problematic—they use an extremely long and narrow rectangular layout.

This kind of “stick-shaped” or “corridor-style” unit has several serious feng shui drawbacks:

  • Energy moves too directly, creating a straight-through flow that makes wealth difficult to hold.
  • The balance between active and quiet areas is poor, leading to uneven energy distribution and unstable fortune.
  • It is difficult to arrange furniture properly, including the bed, sofa, and wealth position, leaving little room for feng shui adjustments.
  • The living experience feels oppressive, which can affect comfort and the stability of the overall energy field over time.

The most important point is that these units are among the most expensive in the development. From a feng shui perspective, that is a major mismatch between design and value—what is lacking from birth is very hard to fix later.

The same development can produce two very different destinies. Choosing the right unit can enhance value; choosing the wrong one can drain fortune.

Overall Feng Shui Assessment

To sum up, Jardini is a project with “excellent fundamentals but minor imperfections” in overall feng shui:

  • The location and dragon vein are very strong, making it a true site for gathering wind and qi.
  • The mountain backing and open views give it a high-end and refined layout.
  • The reverse-bow road and the bright hall issue are only mild negative factors.
  • Most units are acceptable, and some are quite good.
  • But a small number of long narrow units are clearly not ideal from a feng shui perspective.

If you ask whether it is worth buying, the answer is: the land is good, the building is good, but the unit must be chosen carefully.

Remember this: when buying a luxury home, you are not only buying square footage—you are buying energy.

Feng Shui Reminder

When choosing a luxury home like Jardini in Jardine’s Lookout, what matters most is not just the price, but also:

  • ✅ Whether the facing direction is favorable
  • ✅ Whether the view helps gather qi
  • ✅ Whether the layout is square and balanced
  • ✅ Whether there are any direct clashes, reverse-bow shapes, or through-flow problems
